1. Online Offers Listing Method
While many traditional listing agents charge 6% seller-paid commission, I charge 0% seller-paid commission. I charge the buyer a buyer’s premium on the sales price instead.

While only 24% of Illinois listings received 4 or more offers in 2021, my listings received an average of 20 offers. Not all listing agents accept escalation clauses, which generally increases the overall sales price. If there are any offers made within the final five minutes of the deadline, the countdown timer will extend for an additional five minutes and continue to extend every time an offer is made, until there are no more offers, ensuring buyers pay their absolute highest amount. This tends to work well with rare property types, as well as commercial properties, targeted toward specific businesses, which are in limited supply.

While many of our EXPress offers buyers generally offer between 70%-80% after repair value (ARV), some of our buy and hold investors offer between 90-95% (ARV). This option is useful for home sellers who are unable or overwhelmed with the financial burden of renovating a project themselves.
